    WELL Health-Safety International Certification

    Țiriac Imobiliare appointed Colliers to obtain WELL Health-Safety certification for a mixed portfolio of projects, becoming the first developer to take this step.

    Țiriac Imobiliare is the first developer in Romania to implement the WELL Health-Safety standard across its entire mixed portfolio, which includes Stejarii Residential Club – 1, the Țiriac Center office building, as well as projects currently under construction – the Țiriac Tower office building and Stejarii Residential Club – 2 residential development. WELL Health-Safety is the newest building rating system introduced by the International WELL Building Institute (IWBI) and helps owners and tenants adapt their buildings to the post-Covid-19 reality. Colliers International Romania, the only real estate consultancy company with a dedicated WELL specialist team, will coordinate the certification process.

    The Covid-19 pandemic highlighted the critical role that building dynamics play in managing people’s health, safety, and well-being. Epidemiological risk increases in enclosed indoor spaces, where people spend approximately 90% of their time.

    The WELL Health-Safety Rating standard was developed following recommendations from the IWBI Task Force on Covid-19, a group of approximately 600 experts including health professionals, virologists, academics, government officials, construction specialists, and real estate professionals. The certification applies to all types of operational buildings and focuses on operational policies, maintenance protocols, and emergency preparedness plans.

    Globally, more than 7,500 buildings in over 20 countries have been registered for WELL Health-Safety Rating certification, including Yankee Stadium, the Empire State Building, RMZ Corporation, and Carrier/EMSI.

    Tiriac Imobiliare develops 6-8 Calea Giulesti

    A project for the future

    Tiriac Imobiliare, the owner of 6-8 Calea Giulesti 6-8 area, strategically positioned in the central area of ​Bucharest and in the vicinity of North and Basarab Railway Stations, is planning to develop a new representative project.

     This project will replace the currently disused buildings around, including IFMA tower.

     The construction of the test tower for elevators in 6-8Calea Giulesti started in 1986 from the request of the authorities to have a structure necessary to test the elevators designed for the People’s House. The completion of the works took place in 1988, but the facility was never commissioned.

     Upon subsequent acquiry by Tiriac Imobiliare, the entire area is in an advanced stage of degradation, requiring considerable effort for its protection and sanitation.

     Starting with 2017, Tiriac Imobiliare requested evaluations, studies and reports from architecture and heritage specialists, who certified that no buildings with urban or historical value are located in the area, and that any further development may involve the decommissioning of the existing buildings.

    All the evaluations, observing the real estate classification criteria, constituted an integral part of the file necessary to obtain the authorization for demolition that was issued on 26.06.2018.

     New cleaning and sanitation works in the area began in December 2019, using technologies and equipment that protect the neighborhoods.

     The elevator tower is being progressively dismantled, following a laborious process by which each floor is dismantled separately. The steps undertaken by Tiriac Imobiliare ensure the return to the urban circuit of a reference area of Bucharest, through the further development of sustainable projects.

     Private property 6-8 Calea Giulesti will be a new landmark in real estate projects.

    Tiriac Imobiliare initiates a green project in Dumbravita

    Friday, November 22, 2019, Tiriac Imobiliare started the first step in creating a park for both the community of Dumbravita and Timisoara City. Located on Praga street, the new green area will have approximately 9,000 square meters.

     The zone allocated for the for the development of this park is part of a plot of 23 hectares, with approved PUZ, which provides residential, retail and commercial functions.

    Continuing the tradition of the company all the necessary arrangements will be made for the future park where over 1,300 trees will be planted – oak, beech, lime, hornbeam or birch – in a harmonious combination with the others ornamental plants.

    A sustainable green area, a park for the future!

    Over 650 red oak were planted, trees with fast growth, resistant to strong winds, which will ensure an green protection barrier for the park. Tiriac Imobiliare together with volunteers, representatives of the local City Hall and Sam’s Green, the winning company for the design and development project, will „Plant the future” in Dumbravita.

    In the spring of next year, the second stage of planting will be followed by the works of landscaping the pedestrian areas will continue.
